We don’t do this alone. For SCIF construction, TEMPEST mitigation, access control systems, and accreditation support, we partner with established, specialized security firms for design, construction and operations.

Every site under consideration is evaluated against a consistent set of criteria before it enters the pipeline.
- Demonstrated tenant demand from federal agencies, DoD, or cleared defense and intelligence contractors
- Proximity to government installations: military bases, DoD facilities, national laboratories, and intelligence sites
- Appropriate zoning and infrastructure for secure facility development, including power, fiber, and access control
- Favorable political and economic development environment
- Sufficient acreage and site geometry to meet secure facility setback and security requirements at the required classification level

Once a contract is signed, the clock starts. These five stages take a project from an idea to an occupied, accredited facility.

Site Selection & Control
Sites are sourced and evaluated against LPD’s standard criteria, with priority given where tenant interest can be identified early.

Design & Entitlement
Architecture, civil, structural, and MEP design proceed alongside SCIF/ICD-705 compliance consulting and local entitlement processes.

Horizontal & Vertical Construction
Site infrastructure and core-and-shell construction are sequenced to support the security and hardening requirements of the finished facility.

Tenant Improvements & Accreditation
Security hardening appropriate to the required classification, from CUI controls to full SCIF construction, is built out alongside tenant-specific systems to support accreditation before occupancy.

Asset Management
LPD manages completed assets for long-term performance, tenant relations, and reinvestment over the lease term.
